Sutton High Street
KJC Architects are working on the redevelopment of an outdated and under performing retail building which was previously occupied by Argos on Sutton High Street.
The proposal includes a complete redevelopment of the vacant site, to accommodate a 3 storey building with 38 purpose built HMO units and 3 boutique restaurants. The scheme aims to bring high quality architectural design to the local high street which respects the rhythm, fenestration and immateriality of the adjacent conservation area.
The design will improve the sustainability, biodiversity and accessibility of the site, with a dedicated passenger lift to the upper floors, expansive green roof and solar farm on the roof.
Another key objective was to improve the public realm adjacent to the site which will form part of the entrance into the residential areas on the upper floors. The current alleyway is not in use to the public but the new development will incorporate a fully landscaped area, including planting and seating.
The principal behind the use of the scheme was that HMO's are more suitable to a densely urban location with local services, amenities and infrastructure in the immediate vicinity. By providing a purpose built HMO development in a suitable urban area, it will result in 8-10 family homes being retained in their original class use. Each HMO unit will be generously sized and have its own dedicated ensuite, as well as shared kitchen and living facilities.
