Stage 1
Initial Consultation
You have an idea for your home but you are not sure where to start — whether it is feasible, what it might cost, or whether you need planning permission. We meet for a 1–2 hour consultation to understand your aspirations, assess your property, and give honest advice on design, planning and budget.

Stage 2
Survey
Accurate measurements are the foundation of every project. For smaller works we survey in-house; for larger projects we coordinate a specialist surveyor. The result is a complete record of your property — plans, sections, elevations and a photographic catalogue.

Stage 3
Concept Design
We develop multiple design options that respond to your brief, site constraints and planning context. You review 3D walkthroughs and hardline drawings, select the elements that work best, and we refine a hybrid design that brings together the strongest ideas.

Stage 4
Planning
Depending on scale, your project may fall under permitted development or require a full planning application. We advise on the right route, prepare all drawings and documentation, submit the application, and liaise with the council through to a decision. Householder applications typically take 8–12 weeks.

Stage 5
Detailed Design
Before construction starts, the design must comply with Building Regulations. We develop your planning drawings into detailed technical drawings and specifications, coordinate with structural engineers and other consultants, and submit a complete package for Building Control approval. Interior design is integrated at this stage — material selection, bespoke joinery, floor finishes and wet room specification.

Stage 6
Tender
A detailed tender package means contractors quote against your actual design, not their assumptions. Without this, assumptions become extras. We prepare dimensioned plans, detailed drawings, finish schedules and specifications so you receive comparable, itemised quotes with no hidden surprises.

Stage 7
Construction
We work with your contractor throughout the build, coordinating drawings, resolving site queries and keeping the project on programme. As contract administrators using industry-standard JCT and RIBA contracts, we assess completed works at set stages and only release payments against verified progress — so you know you are getting what you paid for.
