Advice
Many clients are cautious of where to start when they are contemplating a new project. Even if they have some ideas of what they would like to implement within the design, they are unsure how feasible their ideas are. We have an initial consultation with every client to advise them on what is feasible from a design, planning and cost perspective. This applies to small domestic projects as well as commercial developments. We charge a small fee for the consultation due to the meeting taking between 1-2 hours and the thorough nature of the advice provided.
We take this opportunity to establish the brief and define the client’s requirements for the project.

Survey
For smaller projects, we will carry out a survey ourselves and for bigger projects we will coordinate an external company to provide a survey. The survey will include plans, sections and elevations of the existing site as well as a photographic catalogue, which are all key aspects of Planning and Building Control Applications.
Once a survey has been completed, a set of existing plans and a 3D model of the existing building can be used as a base for the proposed development.

We will take the client’s brief, site restrictions and relevant precedent to establish the concept for the scheme. We develop the design to incorporate as much of the clients brief as possible with several options on the same project. The client then selects the elements that they feel works best with their project and we develop a hybrid design that integrates the best aspects of the original options.
Through 3D models and hardline drawings the scheme is then refined to suit the client’s design.
The 3D models in particular help the client visualise the proposed design. We use software to allow the client to orbit the 3D model and create real life views.

We will submit the application to the council including all relevant drawings and documentation and liaise with the council throughout the application process up to the decision date.

Every project requires input on the interior design, it can vary from colour selection of paint, bespoke joinery items, floor finishes or sanitary ware selection for wet spaces. We offer an interior design service to all of our clients to ensure the interior of their building is as impressive as their exterior. We work with a wide range of suppliers and fabricators to assist our clients in getting the best results.

Building Control - Detailed Design
Before any project starts on site, it requires a Building Control Application to be submitted to the local council or approved inspector.
We develop the town planning drawings into detailed drawings and create a detailed specification to submit for Building Control Approval. We communicate with other consultants, such as structural engineers, to submit a coordinated package.
The drawings and specification ensure that the design is compliant to all current Building Regulations and British Standards.
During the approval process we correspond with the Building Control Officer for any outstanding elements to obtain approval.

We use JCT & RIBA Contracts for our projects which are recognised throughout the industry.

We work with contractors, sub-contractors and suppliers throughout the entire construction process, and coordinate detailed drawings and documentation, to help the project complete on schedule.
If appointed as contract administrators we assess the works at set stages throughout the build and release fees according to the completed works. This gives client’s piece of mind that they are getting what they paid for.
