219 - 227 High Street, Sutton
KJC Architects were appointed to redevelop a prominent site at 219–227 High Street, Sutton, delivering a high-quality mixed-use scheme that enhances the character and vitality of Sutton town centre.
The project involved the extension and reconfiguration of the existing building to create a more efficient and commercially viable layout. The ground floor has been designed to accommodate retail use, contributing to the vibrancy of the High Street, while the upper floors have been transformed to provide high-quality residential accommodation in the form of a large House in Multiple Occupation. The scheme delivers 38 well-planned rooms, carefully arranged to maximise space, natural light and comfort for residents.
A key design driver was to respect and respond to the surrounding urban context. The architectural approach retains and enhances the building’s street presence, incorporating contemporary materials and detailing while remaining sympathetic to the established character of the High Street. The upper levels are articulated to reduce visual mass and create a more refined roofline, helping the development sit comfortably within its setting.
Internally, the layout has been carefully considered to optimise circulation and usability, ensuring a balance between private living spaces and shared amenities. External terraces and landscaped areas have been integrated to provide valuable outdoor space for residents, improving overall wellbeing and quality of life.
